Are For Sale signs permitted? 

One for sale sign may be placed on the porch or balcony but may not be permanently affixed. Any damage caused will be the responsibility of the unit owner to repair.  

 

Are realtor lock boxes permitted?

Are there any pet restrictions? 

Residents are permitted to keep one (1) cat or one (1) dog, excluding dogs bred or trained as guard dogs or attack dogs. No breeding is permitted. Guide dogs are permitted. Residents are permitted a canary, budgie or other small bird; tropical fish; a hamster, gerbil, guinea pig, mouse or rabbit; one or more turtles. 

The Board of Directors has the authority to deem any animal a nuisance at which point the animal must be removed from the property. 

All dogs and cats must be on a leash when outside.  

Owners are required to pick up after their pets immediately.  

 

Are there any occupancy restrictions?

Are there any leasing restrictions? 

No. 

 

What are the parking rules for residents? 

Vehicles parked on site must be in working, road worthy condition. Each unit has one parking permit for their reserved space and a second permit for visitor parking (subject to availability - you are not guaranteed a visitor space). No additional permits will be issued. Visitor parking can be used by residents and visitors temporarily on a first-come, first-serve basis. No additional spaces are available for sale or rent. Any vehicle that is parked on the property overnight without a permit can be ticketed/towed at the owner’s expense.

Are there restrictions regarding changes to the common elements? 

Owner are required to request approval from the Board of Directors prior to commencing work on any improvements. Approval is required prior to the installation of screen doors.  

 

Is there sub-metering of utilities? 

No. 

 

Are there any unusual maintenance items? 

Owners are responsible for air conditioners and water heaters.  

Weeding of gardens following the regular spring clean up is the responsibility of owners.  

 

Are there any bulk utilities included in the common expenses? 

No. 

 

Is there private waste pickup? 

Yes. Moloks are on site for household waste and recycling. All garbage must be put in the Moloks. Residents are not to leave waste outside of the Moloks. Any large items left will be removed and costs charged back to the unit owner.  

 

Are there any amenities? 

No. 

 

Are there any smoking or cannabis restrictions?
